What counts as a property emergency

Not every repair needs an emergency call-out. But some situations genuinely cannot wait: a guest in the car park unable to get in, a ceiling dripping onto a bed, or a back door that will not close properly overnight. If you are unsure, call anyway. I will give you a straight answer on whether it needs immediate attention or can wait until the morning.

What happens when you call

No automated systems. No holding queue. You get Pete directly, or a callback within minutes if I am already on a job.

  1. Describe the problem briefly. I will ask two or three questions to understand the severity and what access is available.
  2. I give you an honest ETA based on my current location and any existing commitments. No false promises on timing.
  3. I attend and stabilise the issue on the first visit wherever possible, with tools and common materials in the van.
  4. If a specialist trade is needed (Gas Safe, Part P or structural), I will tell you immediately and can coordinate the right person rather than leaving you to manage it alone.
  5. A clear written update with photos is sent once the job is done, so you have a record and anything outstanding is documented.

Yes. I take calls for genuine property emergencies outside standard hours. Response depends on the nature of the problem and current commitments, but I will always pick up or call straight back and give you an honest answer on what I can do and when.
