Book a Compliance Check
Find out what your holiday let is missing before a guest or insurer does. For £195, one visit of up to three hours checks the property and its paperwork for gas, electrical, fire safety and water hygiene, with a photo report within 48 hours.
I do not issue certificates. I check that yours are in place and in date, and book the Gas Safe engineers and electricians who issue them when something is due.
What I check
Gas safety
I check your CP12 is in date and on file, look over appliances, flues and ventilation for visible problems, and confirm CO alarms are fitted where needed. The CP12 itself is issued by a Gas Safe registered engineer, who I can book for you.
Electrical safety
I check your EICR date and any outstanding observations, and look for damaged sockets, switches and fittings or signs of overloading. The EICR itself is issued by a qualified electrician, who I can book for you.
Fire safety and alarms
Smoke and CO alarms tested, escape routes and doors checked, fire blanket and extinguishers where fitted, and whether your fire risk assessment is in place and matches the property as it is today.
Water hygiene
Little-used outlets, stored water and hot water temperatures, and whether you have a Legionella risk assessment and a flushing routine for empty periods.
Access, security and maintenance
Locks, key safe, windows, and the repairs a guest would notice first.
Photo report within 48 hours
What is in order, what needs action and in what priority, and who can do it. Written so you can forward it straight to your agent or insurer.
What this check is not
The Compliance Check does not replace a CP12, an EICR or a fire risk assessment, and I do not act as the Responsible Person for fire safety. Legal responsibility stays with the owner or appointed duty holder. What you get is an independent, photo-evidenced view of where the property stands and what to do next.

Common questions
What does the Compliance Check cover?+
One visit of up to three hours covering gas, electrical and fire safety status, smoke and CO alarms, water hygiene, access and security, and obvious maintenance risks. I check the property and its paperwork, then send a photo report with prioritised actions within 48 hours. It costs £195.
Do you issue gas safety or EICR certificates?+
No. Gas safety (CP12) certificates are issued by Gas Safe registered engineers, and EICRs by qualified electricians. I check yours are in place and in date, book those engineers when something is due or missing, handle access, and track expiry dates in your property reporting.
What happens if the check finds a problem?+
The report lists each issue in priority order. Small repairs I can quote for and carry out myself. Anything needing a Gas Safe engineer, electrician or other specialist I can arrange. Nothing is booked or charged without your say-so.
How long does it take?+
Allow up to three hours on site, depending on property size. A smaller let is usually quicker. If a property is larger or needs additional trades, I will tell you before the visit.
Do I need to be there?+
No. I can collect a key, use a key safe or work within your agent's access arrangements. The photo report means you see exactly what was checked even if you are not on site.
How often should a holiday let be checked?+
The gas safety check is a yearly legal requirement. An EICR at least every five years is the accepted standard and what most insurers and agents expect. Fire safety and water hygiene are worth reviewing every year. A Compliance Check before the main letting season covers all of these in one visit and shows you what is due.
